Project Scope
- Eleven years of continuous construction -

Picerne will move some current residents into new or newly renovated homes then demolish or renovate existing homes to make better neighborhoods for all. During the Initial Development Period we will reconfigure, through a combination of renovation, demolition and new construction, nineteen existing neighborhoods into seven. Each one will have its own Neighborhood Center with a dedicated management and maintenance team.

Existing homes that are slated for later demolition and re-development will be renovated to make them comfortable for residents until the time when homes will be replaced. Minor renovations include such things as upgraded kitchens, carpeting, vinyl, new electrical fixtures and plumbing hardware. Medium renovations will include a reconditioning of the existing drywall as well as replacement of existing finishes with newer updated materials including, but not limited, to kitchen and bathroom cabinetry and countertops, all plumbing fixtures and accessories, new interior doors and associated wood working, as well as replacement of mini blinds, closet shelving, bathroom accessories and new flooring throughout. Major renovations include most of what a medium renovation encompasses as well as building additions, new kitchens, additional bathrooms, larger bedrooms and various exterior improvements. In all of our renovations we improve the duct work to more efficiently heat and cool the homes than the current design allows.

Homes at Fort Polk were built in the 1970s and 1980s and have an average size of 1,280 square feet. After the new construction is complete, the typical home will average 1,677 square feet and will feature 2.5 baths, a separate dining room, family room, breakfast area and storage.

All new homes will range in size from three to four-plus bedrooms. Each neighborhood will have its own Neighborhood Center with amenities such as a swimming pool, fitness center, computer lab, lounge area, community room, maintenance facility, playground, picnic area and other open spaces for community activity.
